What is a home inspector

A home inspector is a licensed professional who examines a property's structural elements, systems, and components to assess its condition and identify potential issues. Inspectors create a detailed report for the buyer, identifying problems discovered.

Comprehensive reports

Reports vary in size, due to issues found, age of home, etc.  Reports will contain numerous pictures highlighting the issues found and provide information on where to look for help to correct those issues.  After inspection reports are generally completed within 24-48 hours and delivered digitally direct to your email.

When to get a home inspection

A home inspection is typically scheduled after a buyer's offer has been accepted and the property is under contract. The timing of an inspection is usually outlined in the purchase agreement, often within 7 to 14 days. It's crucial to schedule an inspection before the contingency period expires, allowing for negotiation or cancellation if issues are found.  

Common home inspection misconceptions

Common misconceptions include the idea that they are optional, the same as appraisals, that new homes do not need them, and that inspectors guarantee of a perfect home. Additionally, some people believe inspectors fix issues they find or that they are only needed for older homes.

Home inspections are crucial when buying a property to reveal potential problems that may be costly to repair or even lead to a decision not to purchase. It also provides valuable information for buyers to negotiate on issues identified and to increase the buyers awareness of the property.
